When you work directly with the listing agent of the seller, the listing agent works WITH you but FOR the seller, NOT FOR you. Of course the listing agent is required to treat you fairly but he does not have your best interest in mind. He has the seller's best interest in mind.
For this reason you need buyer's representation. When you sign a buyer's representation agreement with an agent, the agent works for FOR you and has your best interest in mind, not the seller's best interest in mind.
I do buyer's representation. When you sign a buyer's representation agreement with me, I work FOR you and with the seller's agent to help you complete the transaction.
I will work FOR you, I will help you determine the market value of the property through a Competitive Market Analysis (CMA) and when you find the right property, I will help you through the buying process and prepare the contract.
Once a contract is ratified, I will follow up with all the third parties involved in the transaction, such as : Appraisers, Title companies, inspectors, lenders, etc... And I will make sure that everything works smoothly until the date of closing.
I will of course keep in touch with you several times each week, to keep you informed of the entire process.
Why take a risk and work without buyer's representation ?
And do you know that, not always but most of time, buyer's representation is done at no charge to the buyer ? The seller is usually paying a commission to the listing agent to sell and the listing agent will split this commission with the buyer's agent.
